Marketing your Home

As a home owner, you can play an important roll in the sale of your home. 

There are certain red flag areas which will drastically decrease the value of your home on the open market.

The easiest and most reliable way to improve the appeal of your home is old fashioned "elbow and grease". However a professional may better serve your needs and can help you get everything in order quickly - from repainting the kitchen to providing a thorough cleaning - so you can stay focused on more important things.

First Impression are a Must
A clean cut lawn, neatly trimmed shrubs and a tidy porch welcome buyers. So does a freshly coat of paint or at least freshly hosed off front door and siding. If it’s winter, shovel the walkways. If it’s autumn, rake the leaves.  The fewer obstacles between a buyer and the true appeal of your home, the better.

Invest a Few Hours
Clean up the living room, the kitchen, the bathroom. If your wood-work is scuffed or the paint is fading, consider some minor freshen up. Fresh wallpaper adds charm and value to your property. Consider hiring professional painters or cleaners to get your house ready for "Open House". Remember, buyers would rather see how great your home looks than imagine how great it could look "with a little work."

Paint is cheap, and a new coat of paint magically makes everything look new.




Check Fixtures and Leaks
Dripping water/leaks need fixed ASAP, discolors sinks suggests faulty or worn-out plumbing. Burned out light bulbs or faulty wiring leave buyers in the dark. These problems taint from what’s right with your home. Fixing the light switch that doesn't work and the cracked window won't cost much, but will spiff up the overall appearance of your home. Invest in new sod for the lawn and new flowers, and overnight your home looks like a showcase for a small outlay of money.

Don’t Shut Out a Sale
Check if closet doors or cabinets stick in your home, you can be sure they will also stick on "Open House" day. Don’t try to explain faulty situations when now is the time to fix them.  A little effort on your part can close a deal lock tight.

Safety First
Clean every room, toy's, roller skates in the attic, messy extension cords, slippery throw rugs and low hanging overhead lights.

Space is What Sells
Buyers are looking for more than just welcoming living space. Buyers are looking for storage space, also. Make sure that every room is clean and free of unnecessary items.

Closets or Mess?
Tidy up your closets, make your closets appear larger. Consider donating unwanted clothes to charity.

Mr. Clean and Your Bathroom
Bathrooms sell homes every time, so make sure they shine. Repair any damaged or unsightly caulking in the tubs and showers. Double check for leaks!

Hollywood Bedrooms
Your bedroom should reflect your home, make it cozy and comfortable for anybody to feel at home. Get rid of excess furniture, now is not a time for clutter. Use color to bring out dark area and fresh curtains are a must.

Air In
Let the sun shine filter in! Pull back your drapes and curtains so buyers can see how bright and colorful your home is.

Lighten up with Light
Turn on the enchantment by turning on your lights - both inside and outside - when showing your home in the evening especially. Lights bring color and warmth.

Avoid a Crowd
Buyers often want to take their time and should not feel like intruders when they enter a home filled with people. Keep company to a minimum.

Pets will be Pets
Dogs and cats should not be indoors when you're showing your home. Not everyone is a Pet lover and this can break any "Open House". TRY to Keep your lovely animals outside, or at least out of the way.

Music
Not a good idea. When it's time for "Open House", it's time to turn down the Stereo and TV.

A Smile goes a long Way...
Be friendly and smile, but don't try to force yourself to a buyer. Buyers want to view your home and feel comfortable with the seller.

Big Picture
When buyers come to view your home, don't distract them with offers to sell anything else. You may lose the biggest sale of all.

All Parties Present
When buyers want to talk price, terms, or other real estate matters, make sure every party is present, buyers don't want to hear latter that a deal went sour because somebody wasn't present.
